PROCESS
Unico Design Group is a design/build firm experienced in the problem solving processes of building design. Whether designing for commercial or residential construction, our understanding of zoning, project schedules, and contract documents assures Clients an effective design service. The design process can be understood if they are evaluated in phases .
Zoning and Program Analysis
Preliminary discussions with the Designers to determine the clients functional needs, general aesthetics goals and budget. Preform zoning analysis for municipality
Schematic Design
At the end of the schematic design phase the Designer will present some rough sketches to the Client for approval. These sketches will provide the Client with the opportunity to verify that the Designer has correctly interpreted the Client's desired functional relationships between various activities. The sketches will also provide the Client with a general indication of the exterior design dialog.
Design Development
At the end of the design development phase the Designer will provide the Client with drafted to-scale drawings that will illustrate the project as it would look when it's constructed. These drawings will specifically define the site plan, floor plans and exterior elevations. It is important that the Client provide input to the Designer at this time as the design development drawings are used as the basis for the construction drawings and preliminary cost estimates.
Construction Documents
Based on owner-approved design development drawings, construction documents are prepared. When the construction documents are complete the Client will have sufficient information to secure Contractor bids and obtain the required permits. The construction documents are all necessary if the Client hopes to have the Contractor build the project as it has been conceived.
Bidding Phase
Project Designer will assist Clients to secure three bids from three separate Contractors, which will entail: preparation of bidding requirements for Contractors, and consulting participating Contractors to discuss or answer questions regrading construction documents. Unico Design Group is a full service design/build firm and will submit a bid as well.
Construction Phase
If construction services are to be provided by another firm Unico Deisgn Group will automatically assume the position of Construction Administrator to approved Contractor via a Tri-partied agreement. Tasks will include: site visits to discuss concerns and question relative to work performed from construction documents and site inspections for each phase of construction to authorize payments from Client to Contractor via a Certificate of Payment by Unico Design Group.
